The Portugal Golden Visa - Step by step

 

Step 1  - Choose a Property
 

Qualifying properties that meet the new 2022 criteria start from 280,000 EUR, all of which are in prime locations throughout Portugal. All of our recommended properties include incentives from the developer, including high rental yields with 5 years + income paid upfront, property taxes paid and optional buy back agreements. My team takes care of all the paperwork and works alongside you throughout the process.

Step 2 - Apply for Residency
 

Once granted, you have the legal right to live, work or retire to Portugal at any time or remain in your home country until the time is right for you and your family to move. Your tax status does not change at this time, however you can then apply for your NHR tax status in preparation for when you move full time to Portugal. You must spend only two weeks in every two years to maintain your residency rights.

Step 3 - Receive your EU passport
 

Having held your investment and residency for 5 years, my team will then apply for your Portuguese/EU passport. You will need to take a basic language test around the same time as applying for your second passport. You are now a permanent citizen of Portugal with the right to live, work, study and retire at any of the 27 EU member states.

Benefits of Second Residency in Portugal

A Portugal residency investment gives you access to a favourable tax regime as a non-habitual resident (NHR).

Visa Free Travel

The Portuguese Golden Residence Program grants visa-free access within the 26 members of the Schengen zone.

After five years, you can apply for permanent residency and six years for citizenship, which is typically granted within two years.

Education

Portugal has high standards of schooling. Residency also grants access to many prestigious universities at lower EU tuition fees.

Portugal residency investments represent an excellent opportunity for investors looking for high-quality assets. Portuguese property has attractive yields of up to 7% and 5% average capital appreciation.

Minimum stay requirement

Portugal has a low minimum stay requirement: you only need to spend a total of five weeks in the country over five years.

Taxation in Portugal

Portugal’s Golden Visa income tax benefits are a big draw for foreign investors looking to get the most out of their financial contribution. 

Visa holders do not need to pay extra taxes on income produced outside of Portugal.

There’s also an option to register as a fiscal resident for tax purposes in Portugal. This is a fantastic option as it will allow you to then directly benefit from Portugal’s Non-Habitual Tax (NHR) Regime. NHR is a generous tax program with numerous benefits pertaining to your global income. It offers tax-free incentives on certain categories for a period of up to ten years.

Types of income that may qualify under the NHR program include:

·         Dividends

·         Real estate income

·         Capital gains from real estate

·         Occupational pensions

·         Royalties

·         Business and self-employment profits

Additionally, any Portuguese-sourced income would be taxed at a flat rate during the first ten years and there is also the ability to pass on your wealth to a spouse or dependent without incurring inheritance or gift taxes.

Portugal Golden Visa Application Process

The initial Golden Visa grants temporary residence for two years. The visa can be renewed for successive periods of two years at a time, providing that the requirements are met. The process of obtaining a Golden Visa and citizenship in Portugal takes approximately five years.

1-3 Months

Your investment is secured, and your application is submitted

Month 10

Golden Visa cards are issued for a 2 year period.

Year 4

Your Golden Visa is renewed for another two years

Year 6

Citizenship is obtained and EU passports are granted

Month 6

Golden Visa application is approved

Year 2

Your Golden Visa is renewed for two years

Year 5

Application for citizenship is submitted
